The hotel
Located on the grounds where Hawaii’s most famous king once ruled, this is a stunning hotel, contemporary in feel with top notch amenities. Overlooking one of the best snorkelling bays in Hawaii, it’s a must for water sports fans as well as those who simply enjoy a beautiful beach to lie on. Shops, restaurants and bars are all within walking distance but there’s plenty to keep you entertained on-site. During high season, the Island Breeze Lu’au is one of the Big Island’s most popular events. As well as a sumptuous Hawaiian buffet to feast on, with dishes cooked in a traditional underground oven, dramatic Hawaiian and Polynesian entertainment ensures an unforgettable evening for all. Before the feasting and dancing even begins, outrigger canoes carrying the royal court glide past the ancient Hawaiian temple on the seaward border of the hotel, an incredible spectacle you’ll want to capture on camera! Honu’s Restaurant is also a treat, overlooking the beachfront and complete with firepits so you can linger long after the sun has set. For more casual fare, Billfish Bar serves dishes such as calamari ‘fritte’ and seafood cobb salad as well as signature cocktails. To work off all that delicious food, there’s a recently opened tennis centre with two championship hard courts as well as hiking and biking through glorious state parks.

The beach is awesome with lots of activities. The food is good. The resort smells so good. The staff is always friendly and helpful. Plenty of restaurants within walking distance. Such a great location. Visited four times this year....can't wait to return.

Room was dirty and service was awful. Stay at the four seasons or any where else. Unless you love trying to find someone to clean your room and getting no response or anyone to talk to. Room was dirty walking in. Beds are awful. Bar staff is good. And you pay 35 a day to park while staying here. Find anywhere else but here.
Overall good experience, do not accept "Mountain View Room" unless you're an early riser

Overall the hotel is okay, not amazing but a solid place especially if you want the flexibility of being able to walk to 20+ restaurants right in the area. The rooms are worked over a little bit, with lots of chips, missing pieces of wallpaper, and bathroom doors that don't really align. I was initially put into a "Mountain View" as we arrived pretty late and they at least apologized (I am Titanium Lifetime Bonvoy). This room was horrible as it overlooked not just the mountains but the main drag. So this was Sunday AM and at 6:30am the motorcycle gangs started going by with crazy loud exhaust systems and music blaring. That finally settled down around 9:30 when the loud speakers system started up for the canoe races!!! I got zero sleep and the hotel at least was willing to give us a new Ocean View room albeit with Rickey and Lucy twin beds.
The hotel has a nice little pool area with a bar staffed by mostly disinterested bar keeps. Sorry but especially the local ladies were the least interested in helping you and several times I ordered food that never came. There is a small lagoon behind the hotel which isn't off the charts snorkeling but if you go out a bit you can see some fish and coral. Good place if you have young ones as there is no real current or wave breaks. Caution it is chilly getting in as we found out the fresh water from the mountains goes directly into the lagoon so chilly getting in
Overall this is a simple property, if you're trying to impress your fiance to marry you I would look up coast to other places, if you want a simple hotel that gives you quick access to everything in Kona Town this works. I will probably end up back there as the points to stay here are nearly 50% less than others on the island

The beach right outside offers free umbrellas and chairs for guests and the folks who run the kiosk are extremely nice. The pool is tiny but the pool bar is awesome. The breakfast buffet is extremely limited for the price. There are other options across the street. The Sunday brunch was $120 for 2 people. Not recommended. Housekeeping is every other day. Not a problem if you know that ahead of time. The bathrooms really need a facelift!

You can rent a car on site. Convenient but spendy. Shout out to Wilson!
Recommend west tower ocean facing or else you get street noise, leafy blowers and bar noise.
Overall, if you understand this is not a luxury property and plan accordingly, you will not be disappointed. We liked this hotel.
If you want luxury and quiet, head way up north to the Hapuna.

If you’re in town just for the day and want a great place to hang out, this is it!! We had an al fresco lunch, overlooking their private bay, and it’s the quintessential spot with the authentic Hawaiian thatched hut and lush grounds framing the perfect beach.
Back to lunch, I am still dreaming of the seared mahi Reuben. Yes, an unexpected yet brilliant island twist to a timeless classic. This creation was beyond delicious; I’m trying to replicate it until I can go back to Kona! Impressive!
